House & probate clearance · Newport & 30 miles

House clearance, handled with care

Whole houses, single rooms, probate estates and end-of-tenancy clears — one crew, a fair price agreed up front, and the property left tidy. We aim to give as much of it as possible a second life before anything is thrown away.

Clearances of every size

From a single room to a full estate, it's the same crew and the same care. Tell us what you're facing and we'll shape the job around it.

Whole-house clearance

Top to bottom — furniture, white goods, lofts, garages and gardens. We aim to hand the property back broom-clean and ready for whatever's next, whether that's a sale, a re-let or a fresh start.

Single-room clearance

Just the one room, garage, shed or loft? That's a smaller load and a smaller price — quoted the same fair way, with no minimum-job pressure to clear more than you need.

Probate & estate clearance

Clearing a loved one's home for executors, solicitors and families — handled gently, at your pace, with time given to set aside anything that matters. More on this just below.

End-of-tenancy clearance

Goods and rubbish left behind by an outgoing tenant, cleared fast so a letting agent or landlord can re-let without losing weeks. Standing accounts welcome for regular turnarounds.

Clearing the home of someone you've lost

There's no rush, and no hard sell

Clearing a parent's or a loved one's home is one of the hardest jobs there is, and it usually lands at the worst possible time. We treat it that way. When you're ready — and only then — we'll come and take the weight of it off you.

We work at your pace. Anything you want to keep, set aside or look through first stays exactly where it is until you say otherwise. Photographs, paperwork, keepsakes and the small things that turn up in drawers — we slow down for those, we don't skip them, and we'll always flag anything that looks like it matters rather than clear it away.

For solicitors and executors, we can work to the timeline probate needs and issue a waste transfer note for the estate's records. For families, we simply try to make one part of a heavy week a little lighter. Whenever you're ready to talk it through, send a few photos or a short walk-round video and we'll take it from there — gently.

Booked to done

How a clearance day runs

No mystery, no drifting price. Here's what happens from the first photo to the keys back in your hand.

1

Photos or a walk-round

Send photos, or a short video walking through the rooms. For bigger jobs a walk-round video is the quickest way for us to size the whole clearance accurately.

2

A price for the whole job

We quote the full clearance up front — often a few tipper loads across the day. Nothing to pay yet — we open in mid-October 2026. From launch, you pay in full when you accept the quote, and that’s what holds your date.

3

We clear, sort and load

The crew does all the lifting and carrying, room by room, setting aside anything you've asked us to keep and separating items for reuse and recycling as we go.

4

Tidy handover & paperwork

We aim to leave the property clear and broom-clean, with before-and-after photos, a completion record and your waste transfer note sent straight to you.

What happens to everything we clear

A clearance shouldn't just mean a trip to landfill. Our aim is to give as much as possible a second life, and to recycle what's left — throwing away is the last resort, not the first.

  • Reuse where we can. Furniture and goods still in usable condition are ones we aim to route towards reuse rather than the tip — because the best outcome for a decent item is someone else using it.
  • Recycle the rest. What can't be reused, we aim to separate for recycling at a permitted transfer station — never a lay-by, never a lane.
  • Handled properly. Electricals, mattresses and upholstered furniture are kept segregated and routed the way the rules require — never fly-tipped, always with the paperwork to prove it.

We'll publish a real reuse and recycling figure as soon as we have one worth publishing — never a made-up number. These are the standards the service runs on. See the full disposal routes and evidence chain.

What a clearance costs

A clearance is usually more than one load, so we don't try to squeeze it onto a single flat step. We quote the whole job from your photos or walk-round video, so you get one honest number before we lift a thing.

How it's quoted

  • Whole-job price from photos or a short walk-round video — no site visit needed for most jobs
  • Bigger clearances are simply several tipper loads across the day, priced together
  • Labour, disposal and the waste transfer note are all included
  • From launch, you pay in full when you accept the quote — that’s what holds your date (nothing to pay before we open in mid-October 2026)
  • If it turns out materially bigger or smaller than the photos showed, we adjust with you before we start — never after

A small fuel charge applies beyond 10 miles from our Newport base — it's always included in the quote you're given, never added on later.

Need it done fast?

  • Same-day clearance from mid-October 2026 — our headline turnaround, subject to current bookings
  • Next-day, also from mid-October 2026, for a fixed date sooner rather than later
  • Standard within 3 days at no premium
  • End-of-tenancy jobs planned around your re-let deadline

Tell us your deadline when you book and we'll tell you straight away what's possible. See the collection speed tiers for how turnaround pricing works.

Every clearance ends with a waste transfer note. It's your legal duty-of-care record that the estate's or property's waste was carried and disposed of properly — issued on completion alongside before-and-after photos and a completion record, and kept on file for solicitors, landlords or your own peace of mind.

Good to know

Clearance questions

How much does a house clearance cost?

It depends on the size of the property and how much is in it — a clearance is usually a few tipper loads rather than one. We quote the whole job up front from your photos or a short walk-round video, with labour, disposal and the waste transfer note all included, so you get one honest number before we start. A single room or garage is a smaller load and a smaller price.

Do you handle probate clearances sensitively?

Yes — this is work we take real care over. We move at your pace, leave anything you want to keep or look through untouched, and flag anything that looks like it matters — photos, paperwork, keepsakes — rather than clear it away. For executors and solicitors we can work to the probate timeline and provide a waste transfer note for the estate's records.

What happens to the things you clear?

We aim to give as much as possible a second life first — usable furniture and goods routed towards reuse rather than the tip — and to separate the rest for recycling at a permitted transfer station. Throwing away is the last resort. We'll publish a real reuse and recycling figure as soon as we have one worth publishing, never a made-up number.

Can you clear a property fast for a re-let?

Yes — end-of-tenancy clears are planned around your re-let deadline. Same-day collection starts when we open in mid-October 2026 (subject to current bookings from then); until launch we book the earliest standard slot before your date. Tell us your date when you book and we'll confirm what's achievable. Letting agents and landlords with regular turnarounds are welcome to set up a standing account.

Is there anything you can't clear?

A short list sits outside a standard waste carrier licence and we won't touch it: asbestos (common in old garage and outbuilding roofs), gas bottles, chemicals, oil and other hazardous waste. If we come across any of it we'll stop and point you to the right specialist rather than risk it. Everything else in a normal home is fine.

What areas do you cover?

Newport and around 30 miles around our NP20 base, covering Gwent and into Cardiff. A small fuel charge applies beyond 10 miles from base and is always included in your quote. If you're near the edge of that, send your postcode and we'll confirm before anything's booked.
