A checkout inspection expects the property back the way the tenancy agreement says: empty, and clear of the outgoing tenant's belongings and rubbish. Left-behind furniture, bin bags and cupboard leftovers are one of the easiest things for that inspection to pull you up on, and one of the easiest to sort before it happens.
That's the part we handle. We won't promise you a deposit outcome — that's the landlord's or agent's call, against the check-in report and the inventory — but we can make sure the property is genuinely empty when they walk it, with the paperwork to show the waste was carried away legally rather than dumped.
Timing is usually the pinch point. Tell us your key-handback date when you send your photos and we'll book the clearance to land before it, not after — so the place is done and the inspection has nothing left to flag on the clearance front.
How an end-of-tenancy clear runs
No site visit for most jobs, no drifting price, and no last-minute scramble. Here's the run from the first photo to the keys handed back.
Photos & your handback date
Send photos, or a short walk-round video, and tell us the day the keys are due back. That's usually all we need to size and time the whole job.
A price for the whole job
We quote the full clearance up front from your photos, priced by how much of the truck it fills. Nothing to pay yet — we open in mid-October 2026. From launch, you pay in full when you accept the quote, and that’s what holds your date.
We clear & load
The crew does the lifting and carrying — furniture, bags, whatever's in the cupboards — room by room, separating items for reuse and recycling as we go.
Empty handover & paperwork
We leave the property clear, with before-and-after photos, a completion record and your waste transfer note sent straight to you — ready for the checkout inspection.
What an end-of-tenancy clear costs
We price by how much of the 3.5-tonne tipper your clearance fills. On a turnaround that usually reads as: a quarter for one room or a few bags, a half for a studio or one-bed flat, three-quarters for a two-bed flat or house, a full load for a whole house cleared. The number itself is quoted per job from your photos and confirmed against the actual load.
Labour, disposal and the waste transfer note are all included. A small fuel charge applies beyond 10 miles from our Newport base — it's always rolled into the quote you're given, never added on later. Need a turnaround sooner? See the collection speed tiers and tell us your checkout date.
What we clear — and what we can't
Almost everything an outgoing tenant leaves behind is fine. A short list sits outside a standard waste carrier licence, and we won't touch it — for your safety and ours.

- Cupboard, wardrobe and loft leftovers
- White goods and small appliances
- Carpets and underlay pulled up for a re-let
- Garden bits, garage and shed contents
- Whole-flat clears or a single room

We can't take
- Asbestos of any kind. If we suspect it, we stop and point you to a licensed specialist.
- Gas bottles and cylinders
- Chemicals, oil, paint tins, solvents
- Clinical or sharps waste
- Anything else classed as hazardous or needing a consignment note
This list keeps everyone safe and keeps every load inside our waste carrier licence. We'd rather turn a job down than cut a corner on it.
Every clear ends with before-and-after photos and a waste transfer note. The photos show the property handed back empty; the note is your legal duty-of-care record that the waste was carried and disposed of properly. Both are sent straight to you on completion — handy to keep on file for a checkout inspection, a landlord or an agent.

End-of-tenancy questions
Will clearing the property get my deposit back?
We can't promise a deposit outcome — that's decided by your landlord or agent against the check-in report and inventory, not by us. What we do is make sure the property is handed back genuinely empty and clear of the outgoing tenant's belongings and rubbish, with before-and-after photos and a waste transfer note to show the waste was dealt with legally. That removes the clearance from being a checkout problem; the rest is between you and your landlord.
Can you work to my checkout deadline?
Yes — that's the point of telling us your key-handback date when you send your photos. We book the clearance to land before the inspection, not after. Same-day collection starts when we open in mid-October 2026 (subject to current bookings from then); until launch we book the earliest standard slot before your deadline, and standing landlord and agent accounts get priority on tight turnarounds.
How much does an end-of-tenancy clearance cost?
It's priced by how much of the truck the job fills — £89 for a quarter load and a single room, up to £300 for a full load and a whole property, with half and three-quarter steps in between. We quote the whole job up front from your photos, with labour, disposal and the waste transfer note all included. Nothing to pay yet — we open in mid-October 2026. From launch, you pay in full when you accept the quote, and that’s what holds your date, with nothing more to pay on the day.
Do you clear just one room, or the whole flat?
Either. A single room, garage or loft the last tenant filled is a smaller load and a smaller price; a whole flat is a bigger one. It's the same crew and the same photo-quoted pricing — there's no minimum-job pressure to clear more than you actually need gone.
I'm a letting agent with regular turnarounds — can I set up an account?
Yes. A standing account means a recurring slot we hold for you, the same fair pricing on every job, clearances timed around your checkout dates, and a waste transfer note filed for each property. It's one point of contact instead of a fresh search each time. Send us a note with your booking and we'll set it up.
What areas do you cover?
Newport and around 30 miles around our NP20 base, covering Gwent and into Cardiff. A small fuel charge applies beyond 10 miles from base and is always included in your quote. If a property is near the edge of that, send the postcode and we'll confirm before anything's booked.
